Rotating Food Pop-Ups


The former Luke's Bagels building at the front of the property, converted into a culinary incubator for rotating chef residencies and concept pop-ups. Indoor and outdoor seating on the back lot. Modeled on Carousel (London), ViceVersa (Miami), and Cafe LALERE (Zurich) with a food program that complements Off The Books's bar program.


Media · Broadcast & Distribution

Radio & Podcast Studio


An online community radio station and podcast studio, with potential streaming and FM build-out. Adjacent to Luke's building. Revenue through memberships, sponsorships, studio rentals, and event partnerships. Modeled on NTS Radio (UK), The Lot Radio (NYC), Dublab (LA), and Jolt Radio (Miami).




Retail · Weekend Markets

Maker-Made Mall


12 custom-built 6'×6' vendor booths rented daily, monthly, or annually by small producers, artisans, independent retailers, and local creatives. Proof of concept established through the downtown market series. Modeled on Old Spitalfields (London), Ponce City Market (Atlanta), and Brimfield Antique Flea (MA).

Off the Books - Cafe & Bar


A humanities-oriented bookstore and research library—photo, philosophy, art, design, history—with an integrated low-ABV / non-alcoholic aperitivo bar and cafe.
Daytime cafe transitions to an evening lounge, with late-night hours Friday and Saturday. Anchors the intellectual character of the space and provides a consistent day-and-night work environment in Downtown.

Ohere Offices


Working headquarters for Ohere—a software company building a social utility platform for the real world. 618 provides the team with permanent workspace and a public-facing address as the organization scales.

Creative Studio


An open-format studio for artist residencies, exhibitions, print, and media. Membership-based, with shared equipment and work space; also bookable as a production room or event space.




Programming · Flexible

Flexible Program Space


Dedicated indoor space for intermittent live shows, exhibitions, artist ateliers and workshops, independent brand pop-ups, and more. Structured to activate across the week and pivot with programming demand.


Outdoor · Venue

The Back Lot


An open-air programming space capable of hosting large-scale concerts, food-truck rallies, weekend markets, film screenings, and private events for thousands of attendees. Designed as the revenue engine of the property and the anchor programming node of the corridor.





      618 PAYS FOR ITSELF

      Thirteen independent revenue lines. 


      618's revenue stems from diversity. Outdoor programming, indoor retail, F&B, media production, community broadcast, and long-term leases combine into a resilient earned-revenue mix built on our existing audience, collaborators, production infrastructure, and networks. Consistent indoor programming sets the tone and identity of 618, while the back lot enables the large-scale events—produced in-house or via rentals—that layer on top.

      Maker-Made Mall & Creative Studio
      To begin, we will convert two spaces previously activated during Big: one into a central vendor hall, the other into a flexible creative studio and event space.

      The booths will be made from light wood or aluminum and paired with custom closures (likely shoji style) for security and to allow the stalls to blend into the space when innactive.
      The vendor hall connects into the primary space via a connection behind Hall 2. In this space, visitors will find a lively, work-friendly cafe, bookstore, and limited retail during the day. A space that comes to life with workshops, family-friendly programming, and people coming to meet and/or eat. By night, the space transforms into a warmly lit lounge with live music, a strong beer and wine program, and seating that extends into a tamed back lot, embodying the county’s tagline: “where nature meets culture.”

      Parking Lot Patio / Entrance




      The parking lot has a rather steep grade, and the entrance needs to be handicap accessible, so what we're imagining is a sleek concrete "porch" that functions as steps up into the main 618 walkway—starting about 5' out from Luke's and the Studio, and beginning as the grade starts to drop. Wide enough for a table and chair to be comfortably sat on the edges. Handicap ramp to the right, painted with a mural and clear-coated. This would let us remove the old wood railings, add seating space, beautify the entrance, and distinguish the property. Stylistically, it would resemble a skate spot—nice rails to the left and right of the handicap ramp.
